did you check the reviews here?

There are over 60 review of the H26 here under the Boat Info tab which you might want to read. My son almost bought a Magregor 26 some years ago and all I can say is they are patently different boats compared with the H26.
It's all about your intended use and the conditions under which you plan to sail.

sailing season?

Just started reading this post so don't know if it's been addressed. What is the season in Niagara/Ontario? If you have to haul out the end of October that only leaves 11 weeks or so if you buy something this weekend.

If I were buying a boat this year, I'd wait until the season wanes and buy at a better price. Think of it as next years boat.

If you have 25k to blow, you'll spend most of it this year just in time to winterize. Your first "year" could end up costing a few thousand per outing.

At best even with researching options and trying to be level headed, most purchases are still emotion driven.

If I just had to go sailing this year and didn't have a boat, I'd get on someone else's boat; guest, charter, or lessons and keep my eyes and mind open. It would quell the sailing jones and help me with perspective. I can always learn from someone else's situation and be better prepared when my turn comes.

Take some time

Kevin, having read all of the responses, I believe you're trying to rush into a purchase too fast with too little knowledge. Absent a lot of luck, the result will be unhappiness. Put your money in a short term investment, then do your research. There is only one way to know if a boat is right for you. Get out on it - as previously noted, you'll know the boat that's right for you in just a few minutes. The rest of them, enjoy and learn. Sail on as many other boats as possible - crew for people, charter, TAKE SAILING CLASSES! Consider haunting marinas (owers love to talk about their boats and may offer rides) and boat sales lots - any intelligent salesperson knows that talking with prospective buyers is an investment of time that can pay off in a sale down the road.
Your posts show that while you're interested in sailing, you don't currently know enough to ensure a good decision when you finally buy a boat. Understanding the terms furling headsail or mainsail is similar to understanding what power steering or A/C is on a car. It affects your evaluation of the value of the boat or car. I think everyone applauds your interest is sailing, but worries that you're rushing in a way that may sour you on the sport. Read, look, talk with people and sail with others. It'll make a better choice and less anxiety.
Good luck and fair winds.

Don't waste time, summer's going fast

This is somewhat tongue-in-cheek, but also somewhat serious. Sometimes planning ahead can go too far. Thinking about what he may want to do with his boat 2 or 3 or 4 or more years down the road may be counterproductive. While I agree with the ideas of haunting dockyards and marinas and going out on boats, perhaps there is another way.

Buy a boat, just buy a good one. A good one, you say? How will he know? Why, buy a book about it and read them book, find a surveyor and go for it. And, despite what will be howls of protest for a newbie to buy a used boat without knowing anything about boats without a surveyor, it could well be that one is not required if the purchaser has some common sense and can look at things and spot neglect. That's his call.

So, buy what? How about a Catalina 22? You almost can't go wrong. And I'll be there are a few boats like that around so he can spend a couple of years learning and figuring out what HE wants and needs.

At least he's out on the water.

CS27

The CS27 is a decent boat and there are quite a few in the Lake Ontario region. Don't forget, it'll cost $ 1-2,000 to prep and truck the boat if it's not in Lake Ontario or Erie.

Try Pat Sturgeon Yachts http://www.patsturgeonyachts.com/detail.php?file_number=3405

CS Yachts Owners Association http://closereach.com/csoa/buy_sell.htm

and if you haven't seen it Boats for Sale http://www.boatforsale.net/class/

Don't be in too much of a panic and buy on impulse, you may regret it, but be ready to close if you see one you really like.

Kevan , My boat hits 40 years this year and my house is 41

Some things wear out from use and some die of old age. If you follow other threads here on the forum probably half the threads concern replacement of some part or system that has given up the ghost. A few more refer to problems with rather new boats. A brand new boat today will be a ten year old boat when you turn 60.

Keeping up an older simple sail boat

is a lot like taking care of a good ax.- If you can get around to replacing the blade and handle every now and then, it can be made to last a long time.
