I've been given an Ensenada 20. It needs some serious TLC. I really want to restore it, learn to sail, and feel good about the investment I'm about to make. I can't however find any comps online to show how much it's worth as is, how much it's worth with some TLC, and how much it's worth fully restored. I realize "value" is defined as what someone is willing to pay for it--but my question to the forum is, "do I have a worthy investment or a money pit?"
Below are my issues...any help, input, second opinions, or noise would be greatly appreciated!
-1975 Ensenada 20. Acquired by means of abandonment.
-Hull seems strong. No damage or blistering.
-Brand new Main and Jib.
-Inside cabinetry is destroyed by three years of sitting water. No cushions.
-Trunk damage equivilent to the size of a silver dollar.
Here are some youtube videos of the cabin showing what I outlined above:

My thoughts on the interior:
-Rip out all of the rotted wood
-Pressure wash the entire cabin--removing all paint and scum
-Repair trunk damage with new fiberglass
-Install new cabinetry and fresh paint
-Install new electrical panel
--BUDGET--$700
My thoughts on the exterior:
-Pressure wash and clean
-Replace only broken or damage hardware
-Buy missing rigging
-Wax hull--no painting for now.
-Buy used 4HP outboard
--BUDGET--$400
TOP QUESTION: Will $1100 get the job done and if so, will the return on investment be in the green if I choose to sell it in the future?
If you're reading this sentence, thank you so much for your time. I'd appreciate your input!
