Do Major Improvements/Repairs = More $ in Selling?

I've got a 1983 Catalina 30 TRBS that I am considering putting up for sale. I've put a LOT of money into her over the past 5 years. So, does this mean she is worth more than the average 1983 Catalina 30 TRBS? I am the original owner. Here's what's been done: Replaced ALL standing rigging - 3 years ago Replaced Hurth Trans on engine with NEW (not rebuilt) trans: 3 years ago Full GellCoat peal (dried all winder after peal and only sealed after moisture meter read 3% or lower in all sections)and replace with Epox Done by best yard in Virginia: 2 years ago Injection Pump and Injectors rebuilt on Universal Diesel: 2 years ago. Replaced Sail Cover: 2 years ago: Still looks new. Exhaust mixing elbo replaced: 1.5 years ago Galley Faucet Replaced with factory correct faucet: 1 year Replaced ALL Running Rigging: have bought it will match the boot stripe and sail cover, will install in spring. Replaced carpet: Have bought, will install in spring. The boat is in GREAT condition and has always been yard maintained (have records). The sails are almost perfect as they were stored below during the summer and at home durning the winter (no roller furling). But she is limited on electronics: has VHF, MicroLogic LORAN-C, Cassette deck with 2 speakers, DataMaine Depth, DataMarine Knot Log, and Data Marine Wind Indicator. It would come with all equipment that she has aboard if the buyer wants it. So, does any of this make her worth more than the average 1983 Catalina 30 TRBS?

Improvements equal higher price?

Dave, I had an '82 Catalina 30 that I sailed for five years then sold it for more than I paid, because it was clean and well-maintained and the market had shifted to a seller's market. The stuff you added/replaced is all considered "consumable", things that wear out in normal use, except for the bottom peel job, which in my opinion is an unnecessary expense that you won't recover in resale. The boat is worth exactly what someone is willing to pay for it. Look at other similiar boats in your area and ask what you think it's worth. The marketplace will let you know if it's too high. I currently own a H240 and am looking at moving up. Have been considering the Catalina 30 as well as the Pearson and Sabre 28's. If you put her on the market I would be interested in taking a look. I keep my H240 at Bay Marine on Little Creek during the sailing season. Where do you keep the boat.

Dave, My wife is in the Marine Finance business. She says that boats that have had major money put into them simply sell faster and probably at the top of the market value for the boat. She says not to expect to get your improvement money back out. I, like you, have made major upgrades to my C-38. I guess there is some comfort in knowing the boat will sell quickly. She's at Willoghby Bay Marina. I'm still not sure what I'm going to do, so for now, she's not on the market unless I get the perfect offer. :)
