What's a fair price for a Catalina 22?

I was looking at a nicely kept 1976, 22' model. It has the swing keel, VHF, 3hp outboard motor. The interior cushions were recently done as well as the curtains. It has been taken care of. The asking is $3,500. I think that is at the high end. Would $2,500 -2,800 be a more correct price?Thanks,
