Survey found mast step moisture etc please HELP

Surveyd a Hunter 31 yesterday. Compression post looked good. Mast step area looked fine. Moisture meter indicated some moisture around mast area. Tap test indicated no delamination. Boat had a fair amount of crazing and gelcoat cracking/damage. Only other moisture was around one port. No delamination nted. Had leak in aft cabin under wheel area. Also found small structural crack in area of forward port keel bolt. Any comments on any of these issues from any owners would be welcome!!!!! Boat is priced to sell (I am stealing it) and the surveyor did not get too excited about any of these "minor"issues. Drill a small Hole

where you think where the problem is say 1/4 inch look at what the wood looks like in the drill shank. Is it dark? is it wet? If it is just wet and not rotted then with drill hoiles in that area so it can have a chance to dry. With some time under a tarp this winter, set up so air can move freely say in and out both ends of the boat. Depending on how wet it is it will dry after a while. It may not be wet you know. My boat showed that I had moisture around the mast step but when I checked I found metal under the cabin top, this let the electrical current in the moisture meter indicate moisture because the electrical current had less resestance than the wood around it bust like a wet area will.

on now Rob ...Like you said you are stealing it..and I know how much. With all the money you are saving you can put it back into the boat. But alas you didn't mention other things like the engine,rigging,electical and so on. Rob you much realize that a boat of that age is going to have lots of issues..There is a reason it's priced so low.. No matter what the owner says.

Just being cautious

I hear you Carl but input from people that have delt with some of these issues is certainly welcome. Engine, rigging, wiring etc in pretty good shape. Sails old but decent. Boat is bare bones but I don't care I just want to know if any of these issues should be a reason to walk away from a "good" deal. I have bought hundreds of airplanes and have no fear making assements as to their condition but I know VERY little about buying boats so I am reading, asking, listening and learning as much as I can.
