Do you have a mast crutch?
And if you do have a crutch, is it the type that extends? On my 192, granted everything is a little smaller, I hook the jib halyard to the stem fitting, take a couple wraps around the winch and use it as a brake while lowering. I stand on the cabin top and steady the mast side-to-side. If you don't have an extending crutch you'll need a second person to "catch" the mast when it gets low and help get it the rest of the way down.
