Soon will take possession of 2006 45CC to be shipped to my location. Think folding mast steps would be a good idea before the mast is stepped. Any feedback regarding this?

You might look at Mast Mate instead. -picture.
Imo mast steps are not cosmetically appealing.
The Mast Mate uses the mainsail track and halyard to hoist, and stows away taking little space. Don't need to rem sail, just lower it.
You can use it in conjunction with a harness, and just clip to the Mast Mate while working.
I think it may even be less cost than installing steps.
The drawback is limited access to the front of the mast, which might be needed for say cleaning the contacts on the steaming light etc. However, this can be done by using a bosun chair at the same time, tied to jib or spin halyard, and just using the steps to ascend. So still can do single hand.

Only reason is to go up perhaps 2 -3 x per year to clean up the mass of spider webs that at times on my 410 are thick enough to affect the mast head instrument function. Eventually they break loose or fall apart but it takes near hurricane strength winds and rain.....

Don't you just hate it when the boat becomes a spider magnet, and you bought it to be a Babe Magnet.
I've seen the MastMate online. It looks like an option with the benefit that you do not have all the steps on the mast, catching the wind, snagging a halyard/sail or providing an additional place for spiders.
Glad we do not have that issue here in the Pacific NW.

If your 2006 45 CC has a furling mail sail as does our 2005 45 CC, (with a Selden furling main mast) you will be unable to use the "MastMate" as there will be no mainsail track. On our previous boat 1973 Whitby 42 Ketch, we used the MastMate on both the main and mizzen mast, as they both had sail tracks. It worked extremely well.
