Marina del Rey sub-lets

Anyone out there from Marina del Rey? I've encountered quite a shortage of boat slips in Marina del Rey but not such a shortage of sub-let possibilities for a VERY high price. Is sub-letting legal? Is it up to each individual Dockmaster? I can't figure out if the City of Los Angeles runs all the boat slips or if they are leased to individual operators? I don't want to sign a lease, pay a deposit and then be thrown out if the city finds out about it. Any help is appreciated!

Sublet Probably Legal

Those are not LAC slips. They are slips operated by owners who do a ground lease from the County and pay a percent of revenue to the County. They can basically do what they want including subleasing. I am talking in generalities, however. I would consider a sub-lease and then get on the dockmaster's list and good side for a 'real' one. You may also consider a 'finders fee' if the dockmaster is willing to consider one. Just be tactfull. Rick D.

Slip Hunting

Can't quite understand why operators, who are leasing from LAC, would be happy to have their lessees sub-let to unapproved lessees for more money than they are getting........doesn't make too much sense to me. I'd definitely get on a list for a "real" slip!

...the sub-lease must be from the marina operator, not the slip tenant. The operator has the right to sub-lease, not the tenant. RD

OK, I think that the slip tenant can not sub-let the slip unless it is stated that he can do so in his lease from the Dockmaster. Unless the slip-tenant shows you his lease, or you ask the Dockmaster, you won't really know if he/she has permission to sub-let to you...and so you are at risk of being tossed out at any time. Get on the "real" waiting list! What is the problem with the slips at Marina del Rey? There never seem to be any available. Any ideas, Rick D.?

What I'd Do

If you purchased or are purchasing a boat through a broker, that's the place to start. They have leverage. Otherwise, go from marina to marina in person, looking good with a photo of your boat and description. Have copies so you can leave one with all your contact info. Ask if they have sub-leases. Ask if they have a waiting list. Ask if they entertain non-refundable deposits (IE cash up front to the dockmaster). Part of the problem is about 1700 slips that were removed to rebuild which got tied up in environmental litigation and have been that way for three plus years. Also, there is a shortage of larger slips anyway. Like many marinas in SoCal, the bias was to smaller craft when it was built. Expect it to be a continuous problem for the next decade as 90 percent of the slips need to be rebuilt or replaced. Good luck. Rick D.
