Leaking Chain Plates - H23

I have seen a bunch of posts about these leaking. I recently sealed mine with butyl tape and though I was good to go. Not so. Got the old water under the floor where the porta potty goes, and in the front and middle starboard storage lockers. Wonder if the tape failed. I did not dig out the old sealant, which has been done and resealed with 5200. It passed the Isaac test the past few days. Cabin is high and dry. I was amazed howw much water got in. Has to be the first time, since I never had this problem before.

I received an email. Basically, the West Marine silicon made by Silaflex I found to be the best as it is plyable, holds best, no meldew, and so forth for years.

The cover plate can be lifted by removing the screws. Clean off old caulk and install new caulk very liberally which is the key. Caulk the screws as well so it will ooze out when replacing the cover plated and clean up with alcohol. Then put a bead around the chain plate where it goes thru the cover plate. Never had any more leakes.

The key is overcaulking and getting it where it needs to go. Balarney on the tape style as I had issues with it

Mine have been sealed with butyl for about 4 months or so. We've had some hellacious rains and so far no leaks. I cleaned the area well and wiped down with acetone first.

is your front keel bolt area ever wet ro damp under the floor board?
