Key Questions about 78 hunter 30'

Greetings!
I'm in the process of buying a 1978 hunter 30 from a local marina. I've been a power boater ever since I could remember and went sailing on a friends boat in a "round the island race" about two years ago and have been hooked ever since.
I have been saving every penny and finally found a boat within my budget, but I'm not really sure about a few key issues that I noticed and whether they are catistrophic to the boat or not. The boat seems really solid on the deck and when I pounded around the hull. However, and you'll have to excuse me because I really don't know all the terms yet, but there is what seems to be a steel beam where the keel meets the mast in the bilge that is really rusty. Is there a way to check the integrity of this beam and if it turns for the worse is it something that I would be able to fix with a couple of buddies who are marine mechanics? Has anyone changed that part before?
Also, there is a crack were the actual keel meets what looks like the rest of the boat for about a foot long in the front of the keel and at the fin ahead of the rudder there is a crack about a foot long on the starboard side. These cracks are at key load bearing points where the boat has been on blocks for about three years. I've been quoted a price from 300 to 1000 dollars to have it fixed.
All the running rigging is dry rotted and needs to be replaced which leads into my next question, is there a place I might be able to find a diagram of what size and type of line to use.
The boat could use a good cleaning but the interior is in really great shape. The boat was put ashore as is with all equipment left on board and all is included in the sale. Other features include a yanmar 10 hp deseil, autopilot, auto furling on the front sail, helm steering, and airconditioning. I had my friend and his father who I've been sailing with and have sailed all there lives look over the boat check out all sails and they gave them two thumbs up. As soon as the title is cleared and transfered, which should happen in the next two weeks after a six month ordeal for paper work and making the deal, I plan to begin work and post pictures. I infer you are not having the boat surveyed. It is generally a big mistake not to do so. The cost is minimal, all your questions will be answered (by someone who has seem and knows the answers as opposed to us guessing here) and most importantly, you have some assurance this isn't a disaster boat.
Frankly, anyone who buys a boat, regardless of age, without a survey is making a big mistake and with an older boat the mistake can be huge..

Have to agree with Don about the value of a survey. The mast support issue is well documented here on SBO. Check "Owner Modifications" under "Boat Info". The leading edge separation at the keel/hull is common, the surveyor will know if it is a problem. Usually it is not. Not sure about the rudder hanger. Running rigging should be 3/8" for halyards and sheets.
