I just bought a 1989 three months ago. Here's a list of things I should have noticed. The cushions looked like new...but after one sleep I realized the foam was shot (original) but the previous owner must have kept a blanket on top of it to keep it looking great. Most foam needs replacing after 15 years. Instruments, all original and no upgrades for radar. The depth sounder at the nav station is useless for my local cruising as there is no repeater at steering station and the dedicated Datamarine repeaters are not available any longer. Didn't have a working jib only a 140% which is too big for fall and winter sailing. Very little storage in Galley. The Vberth is a bit too small to stretch out. The toilet bowl is rather small for such a large head. The sound reduction material is coming off the engine cover and making a mess in the engine compartment. All the hoses need replacement as they are original. But it's a pretty boat and handles the waves very well. Lots of work for me but a good solid boat that should be fine after a lot of TLC.
I acquired an 87 E-34 in July. Has most of the problems you have and some more. We are chipping away at them. I thought all the cabin cushions had to be replaced but discovered the salon cushions became acceptable after dry cleaning. Un-zip the covers and take them to a dry cleaner. Our sleeping cabin cushions must be replaced. We will purchase memory foam...much better than the foam for salon cushions. And we will cover them with a Sunbrella of a choice that compliments the salon cushions. This is an opportunity to brighten up the cabin. We will clean and "wax" the exterior with newglass2 this fall. Practical sailor rates it #1 and it looks very easy. There is a new sound reduction material on the market. It's easy to put on. Ours is dreadful and we will replace this winter. Galley storage is tight on all sailboats in the 34-35 range. We use the shelf above the 2nd ice box for cereal bowls and paper items and for large stuff (such as bottled water) the hold under the port vee berth. I don't know about a working jib. Try sailing this fall for experience. If you still want one, I'd get a used one. There are several good vendors on both coasts. Good luck.
