Hi Carl, here is what I did when it came time to..
sell our H28, which we sold ourselves in about two weeks in late spring.1. Removed all the personal stuff that was not a part of the sale.2. Cleaned and polished the boat inside and out (slip appeal).3. Prepared a one page flyer listing all of the boat's systems and equipment.4. Agreed on a ceiling and floor price with the admiral.5. Installed a for-sale-by-owner sign and tube containing several copies of the flyer on the boat.6. Posted a copy of the flyer on the marina bulletin board.7. When the prospect comes aboard make ready. Flowers, heat, scented candles, lights, warm chocolate chip cookies, etc.On about the third day the person who ended up buying the boat expressed his interest. He drove a hard bargain, but I appealed to his goodness. We both got what we wanted.Good luck.TerryP.S. Why does the marina want ten percent? They have no skin in the game, do they?
