First time sailboat shopper needs some help

I am looking to buy a 1982 Santana 22' It has been repaired from a hole in the hull and a hole that occured from the keel running into a large rock off of a point. The owner is selling the slip with it, whick costs $500 per year. He is asking $6k but that seems high to me. This is my first time looking into buying a sailboat rather than the ski boats I am used to. Where is the best place to get some info on what this boat is actually worth?

Sounds High

$6K would be for a pristine boat with a trailer. The fact that the boat was damaged leaves a big unknown. So, why this boat, and not another boat? After all value is based on comparison. Regards, Ted

its in a great spot

The main reason for this boat is because the owner is selling the slip with it. The slip is at the Memorial Union in downtown Madison which is the greatest place to have a boat. The Union has a very long waiting list to get a slip. A friend of mine has been on it for 5 years and has heard nothing. To me the slip is more important than the boat.

Make sure it's legit.

Usually slips and moorings in harbors and marinas (at least in N.E.) are not owned by private parties. Make sure this chap actually owns or has the right to sell or pass on this slip. Some individuals have tried this in Plymouth and been caught although, the seller in this case is most likely legit.

Caution!

Haus, For a boat that has been holed and repaired, that seems a bit high. It seems like a huge risk for a first time buyer. There are lots of used boats around. Take your time and find a quality boat that fits your budget, one that has been cared for and never damaged. Just walk arounf the docks, ask people you see and you will find a great boat. Boat Slip

Haus, I take it that the value in this transaction is the boat slip. Is the slip deeded to the owner? If you will actually own the slip and you get a deed with it, then 6K may not be a bad deal. If you are buying the boat for 6K and the along with that you get to rent the slip then it may not be such a good deal. If I had the chance to purchase a deeded slip for 6K I would jump on the deal and sell the boat for 3K to someone else, then buy another boat to park at my deeded slip. Check it out throughly and make a good decision.

Ask yourself what the slip is actually worth to you, then deduct that from what he will sell the boat for (usually different from the asking price). Then make real sure he can convey ownership of the slip to someone else. If the boat has been repaired properly (a surveyor can tell you), it might end up being a great deal. But talk to other people who have boats there to find out the true added value of the location. Always be ready to walk away if the numbers don't favor you - it's usually a buyer's market.
