Cabin leaks

I am considering purchasing a 1994 Catalina 270 le . The only problem is there are 2- 3 cabin leaks possibly from around the forward windows and maybe a genoa track. Is this readily fixed by replacing window gaskets and rebedding the track. I read a post here where replacing the window gaskets did not solve the problem. Would anyone buy this boat? If so how much should expect to pay for this repair?

I don't understand why repairing the seals around the windows/hatches/track couldn't eliminate leaks unless the repair was done improperly. It's an easy fix and a simple DIY project unless you don't have the time and certainly not a reason to walk away from a good buy unless the leak(s) have caused core rot which is a more difficult, expensive and time consuming repair.

Can a surveyor accurately evaluate core rot ?

The windows should be easy, the track leaking would indicate at least some water in the core.
As for pricing, you can't estimate the price by leaky windows. Something like that is way down the list. What about the important stuff?

New barrier coat and bottom paint in ' 12 professionally done
, new electronics and a freshwater boat. I have not seen the boat out of the water yet , but the deck and rigging look to be in good shape. Is NADA a good measure of resale value ?

Are the sails in good shape? How many hours on the engine, what engine (not that it matters much, could be a Perkins, Yanmar, or Westerbeke) Has any of the plumbing or electrical been upgraded? A couple of us who have acquired these boats have made some significant upgrades.
The biggest questions revolve around your competence levels at taking on anything that might need done. I had a bad faucet, and wound up replacing the entire plumbing system, and since I was in there anyway, upgraded the electrical and all the lighting. The boat was in great shape, just a little tired. Now it has a shine like it just came out of the mold and a trailer to match. Is this boat on yachtworld? Whats the asking price?

I have not seen the sails and I asked the broker @ hours on the engine (Perkins ) and he said he did not know if it had a meter for that . I don' t think the electrical or plumbing have been upgraded. The gas tank was replaced within the last 2 years. The water was not present in the system , so I did not see how that was functioning. The boat is on Yachtworld , asking price 24K.

Hammers and duct tape are my favorite tools;)

I've seem too many incompetent surveyors banging around with no consideration of the composition of the glass or in areas where the sound can be misleading oblivious to what is on the other side.

Mara, 24 is getting to the lower end. I'd be really cautious about the core around that track, particularly if the boat is someplace that it won't get a chance to dry out. Rebedding isn't hard at all, but the rigging passes right through there, so if the core is soaked, it could be trouble.

We have a Yahoo group for the 270. (Catalina270) and there's some good history there. One boat had a leaky fuel tank. A couple had a "reverse smile" the transom came detached, but overall, I can't recall anybody having anything serious. (Of course, I'll hear about the leaky fuel tank - probably the ugliest job on the planet getting that sucker out!) and the reverse smile wasn't structural.
