Looking at a Landfall 35 that has delamination in the bow above and below the water line. The surveyor thinks it is due to the anchor locker poor drainage and the placement of the balsa core? Anybody with a C&C have this issue?

No, just to say that it wasn't a weekend job with a couple beers. 10k job? That seems like a lot?
It seems strange below the waterline as I believe it to be solid glass. Unless you are able to do the repair yourself I would walk away.
Walk. 10K would be in the ball park. The delamination could be from water damage in the anchor locker or some more serious event like hitting a steel bulkhead head on with a lousy cosmetic only repair.

I have a Landfall 35 and the previous owner of my boat has the same problem that you say earlier. It was a job to repair but you know every good old boat has their little problem due to the age. The covered area of the repair was significant because stainless plates are moulded in the bow and this area needs to be repaired and dried out to make a good job. I will add some pics of the works on my boat in chronological order
The previous owner has made a lot of repairs on the hull about 10y ago by pros and the boat is now dry as a new at every survey.

Wow, that's scary looking! Did you do that work or hire someone? It looks like a big job. Was the cause water going into the anchor locker and was that remedied?

The work has been done by professionals. The actual job for the wetness of the locker is the upper scraping (not the one under the boat). Yes, it was the cause of the wetness. To remedy that, the holes have been lowered to ensure all the water entering the locker could drain easily. No more water could sit there now.

What made you endeavor to fix it? Do you think the lower part was as a result of the locker? I'm debating what do as I put the boat on the hard soon.
Yes, by adding the two drain holes the problem was fixed. As I said, the repair has been contracted by the previous owner of my boat and don't really know in detail the rest of the work he did. This boat has travelled a lot with her primary owner and sailed all the Caribbean and coast of South America by liveaboard. When the owner before me bought the boat (I am the 3rd owner) he makes a lot of works on her because he was planning to lives a few years on the boat in the Caribbean. Every seacock has been removed and the area has been re-cored and fibreglass this is the same thing with every soft or slightly humid spot the surveyor could found on the boat, wanted to start with good bases. I have looked at other pictures of the repairs on the bow and it seems to have a link with the locker problem. This location is just under the locker wet spot and it could have resulted of this proximity.
I think it should be a good idea to make a large job to cover all the areas, more it will sit in time, larger the area to repair will be large and the price too.
