Buying a Catalina 22 - what to look for

My family has been sailing sunfish/laser type small boats. We're considering buying a bit bigger boat, and a local seller is offering a Catalina 22 for what seems a fair price. I've not yet been over to eyeball the boat. Seller says boat is a 1975 model. Supposed to be watertight, although in hard rain she does leak off topside. Swears no leaks below waterline. Says that the boat's had a recent bottom clean/new paint and recently replaced the compression fitting at the swing keel. Any advice on what I ought to be looking at when I go look the boat over? Anything particular to this model/vintage of Catalina?

I assume he means he swagged a new fitting on the cable? If this is the case that cable would in my opinion be untrustworthy, it should be a roll swage. A new cable can be bought cheaper than you could possibly make this up from CD. Now if he loosely is saying compression fitting he could be talking about the post, if so that would bring some new things to look closely at. You SHOULD look close at them anyway. The area around the Tabernacle is it indented? If it is that means water has entered and this will need to be repaired ASAP. Take a very close look at the fore-deck is it spongy? soft? check it closely water can and does enter around the add on hatch causing another timely repair. As stated before there are plenty of Catalina 22's out there and most are in good shape. You would also want to make sure all four bolts are in the keel hangers. A broke one means another labor intense repair. I'm NOT trying to discourage you from the boat, but watching a couple of friends do these very repairs because they just didn't look close enough during their inspection cost them both time and money making these repairs.
