Azzarac posted a picture of a boat shed that I would really like to have... (I linked to Azzarac's picture below that was posted in another thread).

About what do these cost.. restrictions, permits (Sumner posted some about permits - 12 x 12 limit for no permit), easements between a house and property lines..

I have a 20' by 32' boat house wood building with boat shed down the side. It stands over 14' to accomodate my 12'6" tall boat/trailer. 8'x28' enclosure all down one side. Chief

Those are probably going to come down to state, county and city regulations. Here it is easiest to first go talk to the building inspector but it is a small town so people are easy to get a hold of. I loaned a cement mixer to mine about 10 years ago now and he still has it and that has given me a little leverage when talking to him about this type thing :),

I've been tossing around an idea to build a semi-permanent 'shed'. My thought was to set some PVC pipe into 5 gal buckets with concrete for weight. I think it would take about 6 on each side. then with some PVC fittings and pipe, build arches and cross bracing to support canvas tarps. 1" PVC should bend enough to make the arch. Then fasten the tarps to the PVC framework. I was thinking 2 tarps so that I could use the shed with the mast up or down. It might still take some ground stakes in our Kansas wind but it shouldn't blow away and end up in Oz unless we get a tornado. :eek:

I had a 24x24 put up in my back yard about 3 years ago. It is similar in constuction to the one pictured. I think I paid around $2500 total. I have been extremely satisfied. If I had to do it again, I'd have put a sheet or two more tin down the sides to keep leaves from blowing in. The boat still gets nasty from grass mowing and leaf blowing, but its a different kind of nasty and easily cleaned up.

Thanks Walt. I really like having a solid roof over the boat. Keeps most of the tree debris out of the cockpit and limits the UV damage. Not to mention the ability to work on all those projects even when it's raining or snowing. We are lucky in that our area is un-incorporated so I needed no approval or permits from any agency. I'm sure every locality will treat structures like this differently but even in town here they don't regulate car ports because they have no sides. Apparently this makes them invisible to our codes people since they can't be lived in or secure anything. Your locale will no doubt be different. I simply laid 8" of gravel floor and put two 12X20' car ports end to end. At 40' in length this left me with an extra 10' at the rear of the building where I built a deck with stairs equal in height to the stern of the boat so when backed in I can simply step aboard. It makes it so much easier when transferring things to and from the boat! The original purchase price for these were around $1600.00 but I lucked out and bought them for half of that from my next door neighbor who purchased them about 6 months prior and then ended up not being able to use them.

I wish I could do that code permitting but even if it did, it would tick off the neighbors. That already hate that I have to boat here.

All that said, if I had that, I would put some hooks near the peak and hang the mast up there while its stowed for the winter. This would increase the room getting in and out of the cabin.

Huh, I never even thought of hoisting the mast up to the ceiling. The telescoping mast crutch keeps the mast up high enough that it isn't too annoying until I pop up in the companionway and crack my head on it :cussing: which I've done on more than a few occasions. I like that idea! Thanks!

There are no restrictions here. Built a 26x24 shed and it is great.

Single boat shed size starts at 595.00 each.

Recommend you spend 999.00 and get a certified carport that is rated for high winds, ice and snow, comes with anchors in the ground.

Around here it is up to the county or city or town or municipality... I just ask which ever office is closest.
Once I built a 16x30 shed no permit needed. We tried to get a permit but were turned down... So we asked another contractor what he would do and he told me about the movable shed. No permit needed. Only thing though. It had to be movable. I'm sure a large loader could move it.
We built it on a gravel bed on top of old railroad ties that we scavenged. They actually determined the width. 16' long. We held the ties together with rebar.
Had we pored concrete or attached it to the ground it would have needed a permit.
It's still there after 20 years. Hasn't needed moved.

I can't remember why the original proposal was turned down. It was my buddy that we were building it for that put it in. I didn't go over it with him before hand. I know he applied for a "garage" with a concrete floor. (All it takes is one simple mistake on the permit to have it refused... Could be something simple like 5" of crushed stone on the drawing instead of the 6" needed..) It was early in my contracting career and I wasn't heading up the job so I didn't pay much attention at the time. It shouldn't have been a hard process because he had a triple lot on a corner. Only the house on one of the 3 lots and the shed was to go on one of the other two ware the driveway was.
It was in the hamlet of Lakeside in Zorra township in Oxford county Ont. I'm pretty sure he went to the county for the permit. (I would have gone to the township first myself.)
When you get out in the rural countryside there are some really whacky building permit loop holes. At least back then there were.

I've got one just like you posted that's 20 by 25 in southern ca. 5 yrs ago with no permits for 1750.00 installed and it works real good

I went by that shed we built on Christmas day and took a couple pictures. My buddy moved about 15 years ago and I don't know the new owners so I took pictures from the road.
It cost next to nothing to build this as we used almost all recycled materials. (We were lucky because we had contacts in different industry's.)
The 2x wood came from an airport. We got 2x16's that were used to make crates for airplane wings. We got that wood free and trucking was just a fluke. A buddy happened to be dropping off a new airplane part and saw all the wood and asked about it. They loaded it on to his empty transport trailer and he brought it home...
The steel was free... It is all top and bottom sheets from the manufacture. Another buddy used to deliver corrugated steel and kept the top sheets when he dropped anything off. (They were used to protect the sheets underneath and went to the dump back then...)
The railroad ties fro the floating foundation came from an old gravel pit. Loaded too.
I spray painted the whole thing when it was built.
SO all the that was purchased was nails, the things to make the trusses... (nail pad..?) re-bar to hold the ties together, windows, paint, man door, (There is a used 14' garage door on the back.) wiring and the floor boards. 2 layers of 1x12 barn board one layer each direction for strength.

fwiw, I used a 20x12 car canopy, and raised the poles with EMT, 3/4" IIRC. (due to higher mast crutches)

The poles on the car canopy aren't galvanized, and do rust. I drilled and screwed mine for added security. it was good for 5+ years.

Then got a replacement structure for $99 at pep boys during the Christmas sale.

The original white tarp lasted me 6 months. replacements (silver/blue types) 3-4 mo's.

I think you could attach some corrugated panels (metal or plastic), if the neighbors don't care.


-Walt, you might want to look at just the corner tent pieces and use 3/4" emt. (like what vendors use a flea markets). that wouldn't rust, and would be stronger...

Good ideas everyone.. this is the spot where I would like a shed.. and why Im worried about the easements between the house and the property line. Might be a project for next year.
