Universal M-18 fresh water pump questions

Background: 1986 Catalina 27 with Universal M-18 engine.
I’m replacing some of the fresh water / coolant hoses (manifold reservoir to thermostat and fresh water pump to elbow).
Regarding impellers I’m reading they should be changed about every 100 hours but what I’m not clear on is this referencing raw (sea) water pump impellers or fresh as well.
There looks to be some old slight leakage around the fresh water pump gasket and the 2 inch bolt I removed at the bottom (hole where my finger is pointing in the photo) is somewhat rusted.
The boat maintenance records are patchy. I have an invoice for a fresh water pump from 2014. Engine hour meter stopped working at about 700 hours but with log book records I’m estimating the engine has about 1500 hours so I’m not really clear how many hours the fresh water pump has on it.

My questions are:
1. How concerned should I be about what looks like old slight leakage around the fresh water water pump gasket and bolt rusting?
2. Does a fresh water pump impeller need replacing similarly to a raw water impeller?
3. Does the fresh water pump need to be serviced (i.e. new gasket or impeller) or is it just replaced if there starts to be issues? Looks like a new pump would cost a little over $400.

You don't replace fresh water pump impellers. You can remove it and re-install with a new gasket. Or, get a new pump, much cheaper at a Kubota tractor dealer, like $60.

What you are describing as the "Fresh Water Pump" is more commonly identified as the Circulating Coolant pump. These pumps are critical to maintaining the coolant/water circulation which stops the engine from over heating. The shaft in the pulp has a seal. These are replaceable. Here is an eBay link that provides the seal. They are press fit into the pump.
That leakage you state is a symptom of a leaking seal. On close inspection you may find a weep hole. When the seal fails your coolant/water will come spraying out. These type of pumps generally run for years with out service and are not using a replaceable impeller.

The impeller is used in the raw water pump.

Thanks all for the info, especially the Kubota option. I left the pump alone for now and will keep an eye on the weep hole & gasket areas.
