split Centerboard well housing?

I'm trying to refurbish an old (O'day?) 16' daysailer from my father. It sat in the rain out of the water for years. The centerboard housing has split down the center and the epoxy seal has begun to deteriorate. I need to know how the well is in the hull... i.e. is the well and housing contiguous with the hull??? can I take it apart to fix it or should I debride the chasm and reseal it with epoxy? Any help would be appreciated. Otherwise the entire boat is in great shape and has all of the equipment and rigging.

I don't know much of anything about the O'Day Daysailer centerboard cases or how they're put together, but what I would do is get the boat off the trailer and prop it up on it's side. Remove the centerboard and look into the centerboard slot and see if there is any daylight coming through anywhere else other than the open seam. Even if it means temporarily covering up the seam. Look into it with a flash light for other cracks or openings. If you don't see any, it's a matter of grinding the seam and reconstructing the area with cloth and a good Epoxy resin. Check out Don Casey's book "Sailboat Hull & Deck Repair" for instructions. It may be in you local town library. This is what I would do. I think your Dad would want you to fix it. Good luck.

so I was able to clean out the keel well housing it was some rotten plywood and some composite resin. the problem now is that I broke the keel when the supports failed and split the keel when it swung out of the centerboard well as it was falling. The break was about 4 inches from the bottom of the hull (when out of the centerboard well) can I repair this or replace it realistically? I don't want to spent a ton of money because in that case I can just buy one in better condition without a broken keel.

If it isn't recommended to replace or repair then, how do I get rid of the boat???

That isn't an O'DAY. She looks like an Annapolis DISCOVERER. Some owners added a wooden cap over the top of the CB trunk to stregthen it?
I'm not as familiar with the DISCOVERER as I am with the O'DAYs, but I would tend to think that the CB trunk is molded integral to the hull, what has split appears to be a "cap" over that trunk, well..... I guess the inner trunk is split too?
As far as repairing/ replacing the centerboard..... I can't judge without seeing it, but I would think that, yes, it is possible to rebuild the original CB, but making a new one out of laminated marine plywood and covered with fiberglass/epoxy, might be easier and stronger. Use the old one as a pattern for shape and thickness. Add a bit of lead inside near the tip to allow it to not float. If you decide to sell, I would think that it would not be hard to sell if you find the right buyer......... but that could happen quick, or could take forever! If you are reasonable skillful, I'd think it would be repairable yourself.
