Rotted Lazarette Bulkhead

Hello:
I am (hopefully) buying a 1987 Legend 35.5 and have found the bulkhead between the port cockpit locker (lazarette?) and the aft cabin to be rotted for about the aft one-third of the plywood. Some questions:
1. Is this bulkhead structural?
2. Is it glassed-in, or should the replacement be glassed-in?
3. Should it be replaced in its entirety, or can just the rotted portion be replaced (or converted into a hatch..)?
4. The marina says will cost $2,000 to repair; broker says $500: Who is trying to screw me?

The boat is on the hard for the winter (in Michigan), and I am trying to get an idea of things

If there is that kind of damage in that area you can probably bet on finding more. The broker will say whatever he thinks you need to hear so he makes the sale. If you do not have a surveyor to evaluate the boat then you NEED to hire a qualified and highly recommended one for a purchase of this size. He is the party that works for you and the usual price is less than $1000. He can save you that much in minutes.
If you are new to our sport then do not start out with a boat that can drain you of all your loose cash. It might be better to find a different boat as the type of repair you are talking about is expensive if you can't do it yourself.

Thanks, Ray. I did get it surveyed and he found the boat in "..very good shape.." except for that bulkhead, which had leaked along new-ish wires coming from the pedestal. The seller is now making the repair and ensuring the wire-run is properly sealed.

Unhumble, Good on you! Using a surveyor was a good thing. I'm sure you're going to love that boat. Legends are really sweet. Is yours a cutter rig? I know some were. We had a cutter rig on an earlier boat and it was a lot of fun to get all that canvas up and flying.

It's a masthead sloop, Ray, and my first "big-boy" sailboat. We plan on sailing her on the Great Lakes (out of Michigan) for 5-10 years to figure out our "retirement boat".

Lots to learn and am grateful for this community and advice.
