Problems with a boat stored for 5 year?

I found a 28 ft. sailboat on the internet. It sailed in northern Michigan 1988-96. It has been out of the water in a shed for 5 years. Pictures look good. Price is reasonable. I'll have it surveyed before I buy. What should I expect to replace before I launch?

Expect to replace anything that's rubber or...

neoprene...that includes all the seals, valves etc in your toilet, water pump, macerator, engine intake imeller, macerator impeller...and don't expect anything to still be lubricated.Your surveyor will find anything serious.
