Thanks for all the input

I seem to have forgot the broker is only a middleman. Tony re-enlightened me as he had a similar issue and he made alot of sence. Between airfare hotel rental cars lost time, Next time if ever, I'll pay alot more for a boat in my home state. This is a pain.

When I bought my boat in Fl., I was temporarily living in S. Texas. It too 1 2400 mile round trip and 4 days in motels + meals to look at the boat and leave a deposit. Three weeks later it took another 2400 miles round trip + 3 more motel and meal days for the closing after the survey. Then after that it took another 3 2400 mile round trips to make sure all was ready for a trip across the Gulf from Tampa Nay area to my new location in the Houston/Galvaston area. By the time it was all said and done, I calculated my expenses at about $3,500 to buy and move the boat from Fl. to Tx. Was it a royal pain in the ass? HELL YES !!! Was it worth it? HELL YES !!! What made it all worthwhile was the trip back to Tx. My GF couldnt make trip, so I had 3 other friends come with me. That time spent together was priceless. This will probably be the best chance you will get to "try out" the boat, that is, if you will sail it back to Chesapeake. IMHO Tony B

Broker is just the middle man

The broker is just the middle man in the deal. Florida brokers are regulated and licensed by the state, so there is a down side for him if he puts the screws to you. But would I wire 50K to an Atlanta bank, two days before I was even supposed to arrive at the boat. HELL NO!!! I have had some small part in looking at/purchasing three boats in the state of Fla. Tonyb had a good broker, good PO and a pretty smooth deal, although a lot of hassle. On the other hand, Seadance had one deal with a broker, and the boat was junk. While they did get their escrow money back, it was a worry and a hassle. Other boat was fine, but the owner/seller was a pure weasel. He was a used car guy, and I can promise you he made used car dealers look like angels. So, go ahead with your deal, just be careful and watch every step of the process. A good boat is hard to find, and when you find one it is worth the hassles involved.

Don't do it....

Aside from all the good advice above...THEY are required to settle on the contract date and YOU are accomodating them by delaying your life by two days and incurring additional expenses. I would respond to the broker that staying on board would be an accomodation prior to settlement but that if they will not permit that you will expect to be reimbursed for hotel, food and loss of time in the amount of $$$ off the purchase price at settlement 2 days later if you are not permitted to stay and work on board. If they will not accept this tell them you will want your deposit back annd reimbursement for all costs you have incurred since they are in breach of contract. I know you want the boat but make the broker believe you will walk if one or the other does not occur....and for heaven's sake write no more checks till you get ownership title in your hands.

That's the plan

Oh yes, the plan was to go on tuesday settle and begin ripping out hoses that are dryrot, change oil & all filters, clean mixing elbow and heat exchanger, find somebody to polish the fuel, go buy a dingy, install autopilot fix the propane locker, and clean clean clean. My GF would show up friday, get groceries and we'd be on our way saturday AM. This boat hasn't been used in a while but it's all stuff that's pretty easy to take care of and it made the boat cheaper than most. It "WAS" a good plan, crusing the keys with my baby, my new boat, and dig being alive all the way home. Ahhh fantasy. Then the lawyers get involved. I guess it'll make me appreciate it all the more once we shove off. It's a Ericson 38-200 and it took a while to find one I could afford. The engine compartment under the sink and the stuffing box at the foot of the stairs seems like a great idea to me on any older boat. You can actually get to most anything that could ever need repair by lifting a hatch. On the test sail there were 3 guys working on the raw water intake at the same time. No midgets required. That sold me and why I wanted this perticular model boat. Hey Tony, enlightening and inspirational all in the same day, be proud!

everything goes back on the table. They may ask for concessions but they must buy them you should never give them away.

Life is good. Talked about all this with my girlfriend and about this whole thread and presto, I worry no more. She said she'll handle it. She works in DC across from the Capitol as the CFO for a group of lawyers and lobbyists. Somehow I think I'll be settleing on tuesday. :) I love my girl! Sic'em honey.
