Hot Water heater broken?

I have noticed that the area around the hot water heater is saturated with water. I have also noticed that during the day the check valve on the heater leaks a fair amount of water. Also the screws on the outside of the unit are rusty. Now for the stupid question, is it time to replace this unit? Thanks David

that check valve is actually a pressure releasing valve...pick up the silver handle a few times and let some water drain from the bpttum of the tank..if it continues to leak pick up a new one from any plumbing supply...it is the same valve that is on your hot water heater at home..if the hetar is heating the water and there are no other leaks just go sailing....schaefer

It may be the pop-off but chances are....

David: that you are ready for a new heater. If the case of the heater is starting to look rusty, chances are the heater is leaking. We just replaced ours last year on our H'31. If it's more than 10-12 years old, it's probably gone. The good news is they still make exact replacements so installation is not too bad if you can figure out how to get the old one out.
