I am not a lawyer, not even played one on TV. I am not an insurance agent. I only offer this advice for what its worth and do your own research. If your home, in the flood zone area, is your second home, and you have flood insurance you still may not get paid and you will certainly not get FEMA consideration. What you should do when you buy, or change now if you own, is to put the second home into only one spouses name and have that person establish primary residency at the location where the home is located. Drivers license, register to vote, have bill sent there, etc. The couple still get the tax advantages of home ownership yet it is one spouses PRIMARY residence and treated as such by insurance and FEMA. FWIW.

$200k for waterfront property with a dock? Man values are a lot lower there than they are here I paid a fair bit more than that for my 1300sf shack on a 1/3 acre 40 miles from the water on the edge of civilization. I think I'd still rather live here though, guess that's why we pay more. :p

That's why we moved here from Newport Beach. Although I'm not sure that you can find a waterfront in this area for 200k. Probably more around 400 and up for a newer home (older homes are hard to insure) on sail boat water in this area. That said my house would cost at least 4 or 5 times the amount in Newport Beach.
