Deck core for Irwin 38

I'm considering buying an old, tired Irwin 38. Not the Citation, but a very nice, low profile, centerboard, aft cockpit sloop. The deck surface is teak strips, and the deck construction is, according to the factory owner's leaflet, is glass over "resin impregnated plywood." I'm VERY concerned about core rot. Does anyone have any experience with these boats? Are these decks prone to rot? Thanks, Harry

Piywood is prone to rot. There is plywood in the

deck. the boat is old. if there has been leaks then the plywood has gotten wet. When you walk around on deck does it feel firm under foot or a bit like walking across a bed?
