Blue Book for a 22' 1980 Catalina Sail Boat

Can anyone tell me the approximate value of a 1980 (22 foot) Catalina Sail Boat. The boat is in good condition including the sails, and comes with a 7 hp Honda motor in good condition, and a trailer that is in good shape. I have a '98 BUC price guide & it says the range is $32-3700. Personally, it sounds a tad high to me unless everything on the boat is in really good condition.LaDonna
