41' sailboat dry storage for long term (months) DIY?

Ahoy, me mates!
I'm looking for a dry storage facility that allows DIY in, or around the Los Angeles area. I have a 12.5 ton, 1982 41' Nelson Marek, with a 13.1 beam, and since I can't afford the astronomical boat yard prices, I'm going to have to do my own repairs, etc., as time permits. The deck is a FG balsa wood sammich, and the balsa is rotten. The cabinetry is also rotten (yep, even marine plywood rots), and the seacock has to be replaced, alone with most of the plumbing. Can't very well do that while it's sitting in the water. I just need a place to put it... Anyone know of such a location?
Thank you for your time.

I see no one has answered you. I don't have an answer either, I'm actually on the East Coast. I will say out here, that's a really hard ask.

Got a friend with a farm and a barn they aren't using? Or just a farm with an open field they will let you put the boat on?

I went to look at a boat once that had been sitting on a guys property for a couple decades because the original owner that wanted to fix the boat up had died...

Thank you for your replies, gentlemen. Well, it wouldn't have to be near the water. I think even some desert town like Lancaster, Bakersfield, or Barstow would have plenty of space available, being in the desert. The conditions would also be favorable to laying a new fiberglass deck. I may have to drive up there and see if I can find a warehousing area that would and could give me a favorable rate.

I'll just have to make sure that I don't die before I get it out on the water for trans-pac. I have a time frame in mind. At the end of it, though, I might just take it to a boatyard in Marina del Rey or San Pedro hand have them take care of it double time. Saving money is nice, but sometimes it's more realistic to trade money for the time that I'd be wasting.

Be a little careful about offbeat storage spots. Leo ended up having to move Tally Ho mid-rebuild because of problems with the neighbors. https://www.youtube.com/c/SampsonBoatCo He also ran into issues with building inspectors about his boat shed. A boat the size of yours may have problems with bridge and wire clearances en route too.

Calif Ted speaks the truth. Anywhere socal is lots of $$$, and they don't like DIY much. Dana Point's yard lay days are like 3x the price of the slip, and that's saying something because the slip fees are obscene.

Getting a 41' boat out of the water, onto a truck, and out to somewhere like Lancaster sounds like a whole lotta $$$ too. Truck, trailer, cradle, oversize load permits, chase car, someway to get the boat off at the other end (unless you buy the trailer), etc.

Mexico or writing a big check would be your best bet, IMHO.
